Whether it is a new apartment or a newly refurbished multi occupied house Adam Hazelton Designs properties are of contemporary design with new fittings and furniture and fully comply with all local authority, fire and health and safety regulations.      


Multi occupied houses have the benefit of weekly cleaning of the halls, bathrooms and kitchens, flat screen TV and DVD (with BBC licence paid) in the shared lounge and wireless broadband all within the price.


Properties are usually located within walking or commuting distance of major centres and where possible with parking/bicycle shed.


In multi occupied houses rooms are available either on an individual basis or to a group of people renting the whole house. Lets can be between 6 months to 12 months minimum.

The property has been approved HMO approved and is within the North Staff Landlord Accredited Scheme. It has the latest safety features to all mains supplies a mains fire alarm system and all bedrooms have new fire escape windows


Rooms are available for letting to customers for a minimum of 6 months and a maximum of 2 years (with renewals available thereafter).


The price per room is £73 per week (each calendar month by standing order) to include cleaning, TV and internet + share of utility bills (council tax, water rates, gas and electricity – see below).


A discount of £1,500* is available to a group of 5 friends or colleagues renting the whole house on a joint basis from a minimum term of 12 months (* repayable at the end to the rental period)




BBC TV licence and broadband


The cost of the TV licence for the shared lounge and for wireless broadband is included in the price. The lounge will be fitted with a flat screen TV and DVD.

To avoid any individual having responsibility the landlord will manage the utilities. A 1/5 share will be charged to the customer (at cost only without markup with the landlord funding the most suitable and economic provider).


The estimated charge per room is £10 per week to be paid the same time as the rent, each calendar month in advance by standing order.

Each quarter an account will be provided for customers with any adjustment to the weekly amount (up or down) made at that point.


Groups renting the whole of the house can choose to use this facility management or make their own arrangements for utilities.




A Deposit equal to one calendar months rent is required at the start of the letting with a further deposit equal to one calendar month’s estimate for the utility charges. Both deposits will be securely held under one of the government schemes and returned at the end of the letting.
